海外樓市|港英買樓收租大不同

以BNO移民英國的要求逐步放寬,英國內政部公布1997後出生的香港人,只要年滿18歲、父母其中一方有BNO資格及長居香港,便可獨立申請BNO Visa進行「5+1」移英,預料移英人數會進一步上升。去年7月一家四口以BNO Visa移民英國的港人Suki,當時賣出所有香港家當及物業,決心移英,幸好在移民前購入英國物業,落地後亦實現「一間變兩間」、「兩間變四間」,在當地有租金收入,令移民後的經濟壓力大為減少。(撰文︰Wendy全球樓行)

放棄移加 沽港所有資產赴英
原本家住黃埔花園的Suki,在沙田亦有收租物業,在2019年社會運動前,原本打算以工作簽證舉家移民加拿大,更花費了數十萬元辦理相關文件,然而在申請審批期間,突然殺出英國BNO政策,加上Suki丈夫曾留學英國,於是出售香港所有資產,轉為移英。

Suki表示,移民決定主要是為了小朋友的教育、個人前景及社會氣氛,因而決心登陸英國曼城。她指,移民一年多,雖然仍想念香港的生活及美食,但坦言並不後悔。

本身在香港有投資物業的Suki,表示相信磚頭價值,目前與丈夫持有4間英國物業,當中亦有fullpay(全數付款)及按揭貸款的物業,並指「富」字有「一、口、田」,認為華人都覺得擁有物業會比較踏實。

以出租物業收入 換銀行按揭
她指,2020年以18.8萬英鎊(約166萬港元)買入首間英國樓出租,每月租金為900英鎊(約7,911港元),及後賣走香港物業套現,在登陸英國後以當地出租物業,再向銀行作抵押貸款,以租金收入作為收入來源,銀行按同區同類型物業及租金,進行估值並批出借貸。

她指,當時銀行願意借出第二間物業的七成按揭貸款,自己付出三成首期,便能購入第二間物業,及後再在當地買入其他物業,有fullpay亦有申請按揭。

英物業樓齡偏高 須預留維修費
她表示,香港及英國物業投資大不同,香港樓是用鋼筋水泥比較實淨,英國部分物業有數百年樓齡,總有地方出現問題,尤其是香港人在英國人生路不熟,需要預留資金作維修費用。
她又分享指,曾將一間buy to let物業出租予香港人,到冬天時房門發脹,無法關上,自己因為擔心而找來技工將整道門「刨細」。但住久了才知道,當地冬天日夜溫差大冷縮熱脹,令門脹大,到了夏天溫差收窄之後,門就會縮細,根本不用付費去「刨門」,現在門刨細了又出現門縫,得不償失。另外,她亦曾遇過買入物業後,發現因為屋頂有積水及滲水問題,令屋內有發霉情況,最後又要花一筆費用維修。

雖然投資物業也遇過阻滯,但Suki認為「無得諗返轉頭」,並指物業樓價及租金實際有升值。她亦建議港人在未來過來英國之前,可購入buy to let物業,認為有被動收入會比較安心。

中國富人正啟動出走計畫,將資金移出中國,並安排海外住所,原因是中共總書記習近平在「二十大」後定於一尊,有錢人擔憂面臨更高稅額,也擔心人身安全。

倫敦金融時報(FT)報導,為香港、中國富裕家庭提供服務的歐洲律師 David Lesperance 表示,習近平取得第三個總書記任期,是中國商界精英的轉折點,他已經收到三個超高淨值中國企業家族的「進行」要求,執行他們的出走計畫。

Lesperance 說,為了離開中國,許多客戶投入數年時間,以合法地將資金轉移到境外,並為家人安排海外住所,取得新公民身份。

他表示,中國富人不僅擔心習近平可能對富人加稅,也愈來愈擔憂自身安全。

律師事務所 Dentons Rodyk 資深合夥人 Kia Meng Loh 說,在新加坡,有關設立「家族辦公室」的詢問和要求,已經出現幾個月。他說,他接觸的客戶,早就認定習近平的第三個任期已成定局。

他表示,長期獲中國富裕和精英家庭青睞的香港,隨著北京加強對香港的控制,香港的吸引力已然降低。

Citi Private Bank 的數據顯示,新加坡家族辦公室的數量,在 2017 年至 2019 年激增四倍;2020 年底有 400 個,一年後數量一口氣增至 700 個。

新加坡 Bayfront Law 董事 Ryan Lin 也說,上周「二十大」期間,有五個家庭與他接觸,希望在星國成立家族辦公室。

去年在新加坡設立大約 30 個家族辦公室的 Lin 表示,多數中國客戶希望搬到星國,並轉移資金。

近年來,隨著阿里巴巴創辦人馬雲、網球明星彭帥、金融家肖建華、房地產大亨段偉紅等名人暫時或長期未公開露臉,令中國富人更加擔憂。
